Industrial land conversion: a practical checklist
Category of land use, planning approvals, infrastructure capacity and the durations to plan around.
Land that is marketed as industrial is not always titled for industrial use. The first document to request is the title search, and the first line to read is the category of land use and any express conditions.
Where conversion is required, plan the sequence: title search and land office enquiry, planning permission, conversion premium assessment, then building plan submission. Each stage has its own clock, and premium quantum is the item most likely to reshape the deal economics.
Run infrastructure diligence in parallel rather than in sequence. Confirm incoming power capacity and the nearest substation, water main size, drainage discharge point and road reserve width. It is far cheaper to discover a constraint during diligence than after the premium has been paid.
