What a ready-built factory really means in Penang
Fit-out scope, reinstatement liability and realistic handover timelines behind a very common listing phrase.
“Ready-built” is one of the least standardised phrases in industrial marketing. In practice it usually means the shell, roof, apron and incoming power are complete — not that the premises are fit for your process on day one.
Before signing, confirm four items in writing: the incoming supply and whether the substation is commissioned; the floor loading of the production area; the state of the fire protection system and its most recent certification; and the reinstatement obligation at expiry, which is frequently where disputes surface years later.
A realistic timeline from letter of offer to production is eight to sixteen weeks for a shell requiring office fit-out and utility applications. Occupiers who plan for six weeks are the ones who end up paying for double rental.
