Six power questions to ask before you sign
Incoming supply, substation ownership, metering and upgrade lead times, in the order they matter.
Power is the single most common reason an otherwise perfect factory fails a technical review. Ask these questions early and in writing.
What is the approved incoming capacity, and is it commissioned or merely applied for? Who owns the substation, and who carries the maintenance cost? Is metering direct or sub-metered through the landlord? What is the current maximum demand recorded over the last twelve months? What is the utility's quoted lead time for an upgrade? And finally, who bears the upgrade cost if your process requires it?
Occupiers who get written answers to all six before the letter of offer avoid the most expensive surprise in industrial leasing.
